The Opportunity

We are seeking an experienced Senior Quantity Surveyor to join a well-established and highly reputable main contractor delivering a £40m new-build residential development in London. This scheme comprises 72 social rent units delivered within a 5-storey mid-rise apartment block, procured under a JCT Design & Build contract.

This is an excellent opportunity for a commercially astute Senior Quantity Surveyor to take a lead role on a flagship residential project, working closely with the Commercial Manager and project team to drive commercial performance from early delivery through to final account.

The Role

As Senior Quantity Surveyor, you will take responsibility for the commercial management of the project, ensuring effective cost control, risk management, and subcontractor management throughout the lifecycle of the scheme.

Key responsibilities will include

* Leading the commercial management of a £40m residential project

* Managing procurement and subcontractor packages in line with programme requirements

* Preparing and managing valuations, variations, and final accounts

* Cost reporting and forecasting to senior management

* Ensuring compliance with JCT Design & Build contract conditions

* Supporting and mentoring junior commercial staff where required

* Working closely with the project delivery team, client, and consultants

Requirements

* Proven experience as a Senior Quantity Surveyor or strong Project Quantity Surveyor ready to step up

* Experience working with a main contractor on residential or mixed-use developments

* Strong knowledge of JCT contracts, particularly Design & Build

* Track record managing projects in the £20m – £50m range

* Excellent commercial, negotiation, and stakeholder management skills

* Degree qualified in Quantity Surveying or a related construction discipline (preferred)
