Senior Quantity Surveyor (Project Commercial Lead) - Main Contractor - Student Accommodation & Commercial Cut & Carve Projects


Location: Projects available in Central and North London

Salary: £85,000 – £100,000 + Pension Entitlement, Discretionary bonus, Life Assurance



O’Neill & Brennan are currently partnered with an established main contractor who are seeking a Senior Quantity Surveyor to take the lead on residential and commercial schemes valued between £20m - £110m. This contractor has a strong pipeline of work across the student accommodation and commercial sectors, with a range of newbuild and heavy refurbishment schemes.


The Role


As a Senior (Project Lead) Quantity Surveyor, you will take full commercial responsibility for delivering high-profile projects from pre-construction through to final account. You will play a key role in managing project finances, leading junior team members, and working closely with operational teams to ensure successful project delivery.


Key Responsibilities


  • Lead the commercial function on assigned projects
  • Manage cost planning, procurement, and subcontractor packages
  • Prepare and present valuations, variations, and final accounts
  • Monitor project budgets and provide accurate financial reporting
  • Identify and manage commercial risks and opportunities
  • Liaise with clients, consultants, and internal stakeholders
  • Mentor and support junior surveyors within the team


Requirements


  • Proven experience as a Senior Quantity Surveyor within a main contractor environment
  • Strong background in student accommodation and/or commercial refurbishment (cut & carve experience desirable)
  • Ability to lead projects commercially from inception to completion
  • Excellent negotiation and communication skills
  • Strong understanding of JCT contracts
  • Degree qualified (or equivalent) in Quantity Surveying or a related field
