Senior Quantity Surveyor Social Housing - Salary £60,000 £70,000 DOE + £4,500 Car Allowance & Benefits - Type of role - Full-time | Permanent | Hybrid Working office (North Manchester / Site and home)

The Client

Our client is a well-established and forward-thinking building contractor with a strong pipeline of work across the social housing sector. Due to continued growth, they are seeking an experienced Senior Quantity Surveyor to take a leading commercial role on complex schemes, including new build high-rise social housing and fire remediation works. This is an excellent opportunity to join a professional organisation delivering critical projects that improve safety and living standards within social housing.

The Role

As a Senior Quantity Surveyor, you will be responsible for the full commercial management of one or multiple projects from pre-construction through to final account. Schemes will typically include new build social housing apartment developments, as well as fire remediation works such as sprinkler systems, dry risers, and external wall insulation (EWI).You will work closely with operational teams, clients, consultants, and the supply chain to ensure commercial performance, cost control, and contractual compliance are achieved.

The Candidate

The ideal candidate will be a commercially strong Senior Quantity Surveyor with experience in commercial, industrial, or new build social housing projects, ideally with exposure to high-rise developments and fire safety or remediation works. You will have a proven track record of delivering profitable projects, managing risk, and maintaining high standards of quality and integrity. Strong knowledge of contract law, cost forecasting, valuations, and final accounts is essential, alongside the ability to lead and mentor junior team members.

Key Responsibilities

Procure, appoint, and commercially manage subcontractors, including payments, warranties, and compliance documentation

Manage and assess project variations, changes, and compensation events

Liaise with clients, consultants, and the supply chain to ensure all commercial matters are accurately controlled

Identify and mitigate commercial and +contractual risks, supporting dispute resolution where required

Produce accurate cost forecasts, CVRs, and financial reports

Provide commercial guidance to site and project teams, ensuring profitability and compliance with contract procedures

Support tendering and estimating activities when required

Mentor and develop Assistant and Trainee Quantity Surveyors

Essential Experience

Project experience within commercial, industrial, or new build social housing projects

Experience on high-rise residential schemes (preferred)

Knowledge of fire remediation works including sprinklers, dry risers, and EWI (highly desirable)

Strong understanding of contract administration and commercial management

Excellent stakeholder communication and leadership skills

£60,000 £70,000 (depending on experience)

£4,500 Car Allowance / Company Car
