£450 per day | Long-Term Contract | Immediate Start We are seeking an experienced Senior Quantity Surveyor to join a leading main contractor specialising in new build care home developments, with projects typically valued at £810 million. This is an urgent requirement, with a project that has just broken ground, offering the successful candidate the opportunity to oversee the scheme from early construction through to final account. For the right individual, this represents a strong long-term opportunity with a contractor that has a healthy pipeline of future work. The Role The Senior Quantity Surveyor will take full commercial responsibility for a new build care home project, working closely with the Project Manager, site team, and wider commercial team to ensure the project is delivered on time and within budget. Key Role Responsibilities Full commercial management of a £810m new build care home project from commencement through to final account

Preparation, management, and reporting of project cost plans, budgets, and cash flow forecasts

Procurement of subcontract packages, including preparation of tender documentation, tender analysis, and subcontract appointment

Management of subcontractor accounts, including valuations, payments, variations, and final accounts

Administration of change control procedures, ensuring variations are properly assessed, priced, agreed, and recorded

Preparation and submission of monthly cost value reconciliation (CVR) reports

Accurate forecasting of project costs, identifying commercial risks and opportunities and implementing mitigation strategies

Management of client valuations, applications for payment, and associated commercial correspondence

Close collaboration with the Project Manager to support programme delivery and commercial decision-making

Attendance at commercial, progress, and client meetings as required

Ensuring compliance with contract conditions, particularly JCT forms of contract

Supporting and mentoring junior members of the commercial team where applicable

Contributing to the smooth close-out of the project, including agreement of final accounts with both client and supply chain

Requirements Proven experience working as a Senior Quantity Surveyor or an experienced Project Quantity Surveyor ready to step up

Background with a main contractor delivering new build projects

Experience on care home, residential, or similar sector projects advantageous

Strong working knowledge of JCT contracts

Excellent commercial, negotiation, and communication skills

Ability to start ASAP
