Quantity Surveyor - Social Housing - NHF Schedule of Rates\n\n Uxbridge | Salary: £50,000 - £70,000 + Benefits\n\nAbout the Company\n\nWe are working with a design-and-build main contractor specialising in refurbishment schemes across a wide range of sectors. Their portfolio includes social housing maintenance, office refurbishments, building developments, hospital refurbishments, school refurbishments, and high-end residential projects.\n\nWith over 30 years’ industry experience, the company has a strong track record of delivering projects to the highest standards, consistently exceeding client expectations.\n\nThe Role\n\nWe are seeking an experienced Quantity Surveyor to manage the financial and contractual aspects of social housing maintenance projects for a Local Authority client. This is an excellent opportunity for an established QS or a Site/Project Manager looking to step into a commercial role.\n\nYou will ensure cost-effective delivery, budget control, and compliance with NHF Schedule of Rates (SOR), while acting as a key point of contact for clients, contractors, and internal teams.\n\nKey Responsibilities\n\nCost Management & Estimation\n\n * \n\n Prepare and review cost estimates for responsive, cyclical, planned, and void maintenance works using NHF SOR\n\n * \n\n Assess contractor quotations to ensure pricing aligns with NHF SOR and framework agreements\n\n * \n\n Conduct financial forecasting and cost planning to keep projects within budget\n\nContract Administration & Financial Control\n\n * \n\n Administer contracts in compliance with JCT Measured Term Contracts (MTC), NEC, and other local authority frameworks\n\n * \n\n Monitor contractor performance and certify interim and final payments\n\n * \n\n Manage variations, ensuring proper documentation and cost validation\n\nMeasurement, Valuation & Compliance\n\n * \n\n Conduct on-site inspections to validate contractor claims and completed works\n\n * \n\n Ensure all valuations align with contractual obligations and best practices\n\n * \n\n Produce accurate reports on expenditure, cash flow, and value-for-money analysis\n\n * \n\n Support compliance with Local Authority financial governance and social value commitments\n\nStakeholder Engagement & Reporting\n\n * \n\n Liaise with client representatives, housing officers, contractors, and internal teams\n\n * \n\n Advise on procurement strategies, framework agreements, and cost-saving measures\n\n * \n\n Prepare financial and performance reports for senior management and clients\n\n * \n\n Address disputes, resolve contractor queries, and negotiate settlements when required\n\nAbout You\n\n * \n\n Proven experience on Social Housing maintenance contracts within Local Authority or Housing Association environments\n\n * \n\n Strong knowledge of NHF SOR and its practical application\n\n * \n\n Proficiency in cost management software (e.g., Excel, COINS, Orchard, or similar)\n\n * \n\n Knowledge of JCT, NEC, and MTC contracts\n\n * \n\n Excellent analytical, negotiation, and stakeholder management skills\n\n * \n\n Strong communication skills to liaise with contractors, clients, and tenants\n\n * \n\n Ability to produce financial reports and advise on cost-saving measures\n\nWhat’s on Offer\n\n * \n\n £50,000 - £70,000 (DOE) basic salary + benefits\n\n * \n\n Comprehensive benefits package\n\n * \n\n Travel expenses covered where applicable\n\n * \n\n Opportunity to work on high-profile, varied refurbishment projects\n\n * \n\n Long-term career progression with an experienced, supportive team
