Freelance Quantity Surveyor – Façades & Building Envelope\nManchester (Site Based)\nImmediate Start | Long-Term Contract\nResidential Projects\nWe are currently recruiting for an experienced Freelance Quantity Surveyor with a strong background in façade cladding and building envelope packages to join a reputable subcontractor delivering high-quality residential and commercial projects.\nThis is an immediate start, long-term freelance opportunity, taking full commercial responsibility for a new residential scheme in central Manchester.\nThe Role\nReporting directly to the Commercial Director, you will be responsible for the full commercial management of a live residential project.\nKey duties will include:\n * Full QS responsibility for façade and building envelope packages\n * Managing valuations, variations, cost reporting, and final accounts\n * Liaising with design teams, Tier 1 contractors, and subcontractors\n * Supporting procurement and commercial negotiations\n * Working closely with site teams and operations to ensure successful delivery\n * Ensuring commercial compliance and project profitability\nRequirements\n * Extensive experience as a Quantity Surveyor within façades and building envelope subcontracting\n * Strong commercial acumen with proven cost management and negotiation skills\n * Good working knowledge of construction contracts\n * Proven track record working with reputable subcontractors\n * Available for an immediate start\nWhat’s on Offer\n * Long-term freelance contract\n * Competitive day rate (DOE) (Outside IR35)\n * Opportunity to work on a residential development in Manchester\n * Well-run business with a strong pipeline of work\n * Professional, collaborative team environment
