Job Title: Maintenance Supervisor (Social Housing)

About the Role:

We are seeking an experienced Maintenance Supervisor to manage the day-to-day operations of our maintenance team, specifically within occupied social housing properties. This role is distinct from a Site Supervisor position and requires a proactive, organised individual with a strong understanding of responsive repairs, void works, and the Schedule of Rates (SORs).

You will play a key role in ensuring maintenance jobs are completed efficiently, safely, and to a high standard, while maintaining excellent communication with , operatives, and internal departments.

Key Responsibilities:

Supervise and coordinate day-to-day maintenance operations across a portfolio of social housing properties.

Allocate jobs to operatives based on priority, skill set, and location.

*

Monitor work progress, ensuring compliance with health & safety standards, company procedures, and client expectations.

*

Conduct regular quality checks and site visits to ensure works meet required standards.

*

Liaise with tenants, subcontractors, and client representatives to ensure timely resolution of issues.

*

Assist with ordering materials and ensuring resources are available for scheduled jobs.

Use knowledge of Schedule of Rates to assess and approve works carried out.

*

Prepare reports on team performance, job completions, and customer satisfaction.

*

Support the management team in developing continuous improvements to service delivery.

Requirements:

*

Must have proven experience in social housing maintenance – responsive and/or voids.

*

Strong understanding of Schedule of Rates (SORs) and how they apply to housing maintenance contracts.

*

Background working for recognised social housing contractors such as Wates, Breyer, Mullaley, Mears, or Axis is highly desirable.

*

Excellent organisational and leadership skills.

*

Good IT skills – comfortable using job management systems and Microsoft Office.

*

Full UK driving licence – van provided.
