A leading UK residential retirement business, backed by a prominent international private equity group, is seeking an exceptional Group Operations Director to join at a pivotal moment in its growth.
With a portfolio of UK sites nationwide and over 1,500 residents, the business offers a unique downsizing solution — combining attractive Areas of Natural Beauty with gated, like‑minded communities. Following a significant expansion phase, the organisation is now looking to professionalise the transition from construction to occupancy, hitting annual completion targets with a high standard of resident satisfaction.
This is a rare opportunity for a senior, hands‑on operational leader to shape the operational infrastructure of a high‑growth platform with a clear institutional trajectory.
Role purpose
The Group Operations Director will serve as the primary bridge between Construction, Sales, and the Customer. You will centralise decision‑making, build organisational process, and ensure that completion targets are met alongside an exceptional customer experience.
This is not an office‑based role. You will be regularly present across active park developments, working hands‑on with both sales and construction teams.
The Role
This is a field‑based, senior leadership position reporting directly to the Board. You will serve as the primary bridge between Construction, Sales, and the Customer, ensuring that an ambitious target of completions is met with the highest levels of resident satisfaction.
Key Responsibilities
Customer Journey Ownership: Own the end‑to‑end customer journey from point of sale through to unit delivery, snagging, and formal handover.
Operational Leadership: Manage the Construction and Snagging Managers on all matters related to sales completions.
Strategic Liaison: Work alongside the Group Sales Director to ensure construction timelines and quality standards are aligned with sales objectives.
Decision Authority: Act as the single point of escalation and accountability, with the authority to make final decisions on disputed site matters to ensure seamless handovers.
Process Engineering: Build and document robust processes from scratch, including customer journey frameworks and issue management workflows.
Board Reporting: Provide structured monthly updates to the board, removing operational detail from board agendas while ensuring clarity and transparency.
Asset Management: Review the land bank to optimise plot development order and ensure all site documentation and warranties are digitised for future institutional exit or refinancing.
Candidate Profile
We are looking for a resilient, decisive leader who can navigate complex operational environments with diplomacy and commercial awareness.
Proven background in operations, construction delivery, or development completion within the residential or living sectors (e.g., house building, PBSA, Build‑to‑Rent, or later living).
Ability to build processes from scratch in a "platform‑building" or start‑up environment.
A hands‑on leader who is process‑driven but remains visible and available to both customers and internal teams.
Strong people management skills with the ability to manage multiple strong personalities and clearly communicate difficult decisions.
Location & Travel
This is a field‑based role with national coverage. You will be expected to travel regularly to active developments located across the UK.
