We are a well-establishedcommercial property consultancy and development support team, providing strategic advice and project oversight for a substantial portfolio of office and industrial properties across theNorth West of England.
Our team works across the full lifecycle of commercial property development, frompre-acquisition and planning through to construction delivery and refurbishment projects. We collaborate closely with architects, engineers, and specialist consultants to deliver high-quality developments and asset improvements.
The Role:
We are seeking an experiencedBuilding Surveyorto join our Manchester-based team.
This is a varied role combiningbuilding surveying, project management, and development oversightacross a portfolio of commercial projects. You will play a key role in managing projects frompre-acquisition and planning stages through to construction, completion, and handover.
The position will involve close coordination with consultants, contractors, and stakeholders to ensure projects are deliveredon time, within budget, and to the required technical and regulatory standards.
Key Responsibilities:
Preparespecifications, tender documentation, and contract administration services
Conductsite investigations, reviewing site history, vendor information, and commissioning searches and utility mapping
Oversee development ofarchitectural designs and statutory applications
Manage planning stages and coordinatespecialist consultant reportsincluding flood risk, noise, geo-environmental, drainage strategy, site remediation, and transport
Oversee and manage theconstruction programme
Administerbuilding contracts, monitor site progress, and report through to completion and handover
Managesubcontractor procurement and orders
Carry outpre-acquisition surveys and schedules of condition
Undertakedefect analysis, identifying building pathology and producing technical reports
Maintain and strengthenexisting client relationships
About You:
The ideal candidate will have strong technical knowledge combined with project management experience within the commercial property sector. xehkeey
Minimum requirements include:
Ideally aqualified member of RICSwith a background inBuilding Surveying and Project Management
Minimum5 years experience in building surveying
Experience inpre-acquisition building surveys and schedules of condition
Familiarity withplanning and building regulation applications
Experience indesign, refurbishment, and administration of building contracts
Knowledge ofdefect analysis and building pathology
Understanding ofhealth & safety procedures, CDM, and DDA
Excellentorganisational and workload management skills
Ability to produceclear, concise written reports and recommendations
Client-side project management experience would be advantageous.
