Help shape a growing consultancy.An independent, design-led property consultancy in central Manchester is expanding its Building Consultancy team following continued project wins across commercial workplace and investor-led instructions.This is an opportunity for an experienced MRICS Building Surveyor ready to step into a senior leadership role with genuine influence over projects, clients and service-line growth.You'll take ownership of complex instructions from inception through delivery while supporting wider business development and mentoring junior surveyors.The RoleYou will lead a diverse portfolio of commercial building consultancy and project work across office, workplace and investment property environments.Typical responsibilities include:Project LeadershipProject Management and Contract Administration on commercial fit-outs and refurbishments (£50k-£20m)Managing full lifecycle delivery from feasibility through to completionProgramme control, procurement coordination and risk managementOverseeing quality assurance across multiple concurrent projectsProfessional Building SurveyingAcquisition SurveysSchedules of ConditionProject Monitoring instructionsSchedules of Dilapidations (landlord and tenant)Building defect diagnosis and technical advisory workClient AdvisoryActing as a trusted advisor to occupiers, investors and landlordsRepresenting clients at key project meetings and strategy discussionsDelivering commercially focused technical adviceLeadership & GrowthSupporting service-line development and market positioningContributing to pitches and new instructionsMentoring junior team membersPlaying an active role in the continued expansion of the consultancyAbout YouYou will likely be:MRICS qualifiedOperating at Senior Surveyor, Associate or Associate Director level alreadyExperienced across both project work and professional instructionsConfident managing multiple schemes simultaneouslyCommercially aware and client-facingComfortable contributing to business development activityExperience within commercial workplace, CAT A / CAT B refurbishment, or investor-led projects would be especially valuable.Why Apply?No individual fee targetsHigh-profile commercial instructions across Manchester and beyondReal influence on strategy and service growthCollaborative consultancy environmentFlexible working structure with early Friday finishDiscretionary annual bonus (paid consistently)City-centre office environment with strong well-being benefitsClear progression at senior leadership levelJBRP1_UKTJ
