As Assistant Director of Repairs Delivery, youll provide strategic and operational leadership across responsive repairs, non-specialist M&E repairs and our fleet of over 300 vehicles. Youll ensure our homes are safe, well maintained and aligned to our asset strategy, while championing a culture of high performance, accountability and customer focus. Youll lead senior managers, influence organisation-wide decision-making and drive continuous improvement across systems, processes, commercial performance and resident experience. This role is central to delivering our corporate priorities, from compliance and safety to sustainability, value for money and service transformation. Key Responsibilities: Strategic leadership Develop and deliver our repairs and fleet strategy, aligned to organisational ambitions and regulatory requirements

Work closely with Strategic Asset Management to set robust service standards and maximise return on investment

Provide visible leadership across the repairs service, fostering a culture of collaboration, accountability and high performance

Act as a senior representative for Property, contributing to corporate discussions, policies and cross-functional initiatives

Lead on complex or high-level complaints, ensuring swift resolution and learning

Innovation & change Drive technological improvements and digital innovation across repairs and fleet

Use data and insight to inform decision-making and performance improvement

Lead productivity improvements across in-house teams, external contractors and improving value for money

Operational excellence Lead all inhouse repairs, non-specialist M&E repairs and fleet operations

Manage fleet procurement, maintenance, compliance and driver safety

Ensure repairs delivery is modern, commercially astute and sector-leading

Work with Development to ensure new-build assets meet long-term maintenance standards

Ensure full compliance with repairs and fleet policies, standards and legislation

Customer experience

Drive a culture of customer focus that improves Tenant Satisfaction Measures

Ensure services are designed around resident needs and deliver high satisfaction

Use feedback, complaints and data to shape continuous improvement

Represent SettleParadigm at resident forums, committees and engagement events

Financial & commercial leadership Manage repairs and fleet budgets, ensuring strong financial controls and forecasting

Optimise commercial performance of in-house teams and contractors

Identify opportunities to improve efficiency and reduce operational costs

Compliance, risk & governance Ensure full compliance with all legal and regulatory requirements, including the Social Housing (Regulation) Act and Building Safety Act

Maintain robust risk management and assurance processes

Provide reports to Board, Committees and Executive Board on performance, compliance and strategic progress

Ensure contractors deliver safe, compliant, value-for-money service

What Were Looking For Must haves: Proven leadership of large-scale DLO and contractor repairs services

Experience managing large fleets and operational risk

Strong track record of budget management and forecasting

Experience handling complex complaints and resident expectations

Demonstrable contractor management experience

Experience implementing policies and procedures aligned to legislation and best practice

Senior leadership experience within a Property or Repairs function

Strong technical understanding of repairs legislation and best practice

Commercial acumen and ability to make risk-based decisions

Skilled at interpreting data to drive improvement

Excellent communication, negotiation and report-writing skills

Ability to lead change, inspire teams and drive high performance

Innovative mindset with a proactive approach to problem-solving

Degree in Housing, Construction Management, Civil Engineering or related field

CIH Level 5 (desired) or willingness to work towards it

Full UK driving licence
